We almost moved to West Texas in December. Our house has just over doubled in value in just 4 years, and I thought we were overpaying for the area when we bought it. 4 bed 2 bath 1900 sqft, built in the 60s and it's at ~$450k right now. We almost were able to pay cash for a house down there and live on my wife's income (works remote) while I found a new job. Other factors kept us in UT, but looking now the market down there is catching up to us so the window of opportunity to capitalize on our inflated house value might be closed.

Housing is out of control right now. I'm with @Josh Kifer move to the boons and get away from people.

West Texas is catching up really quickly for sure. Before I attended @ekricket and @travelgirl meet up in 2020, my heart and mind were pretty set on relocating to the St. George/Hurricane area of southern Utah.
Beautiful area close to the National parks and less than 2 hours drive to Vegas. The homes were still pretty affordable but we’re catching up quickly.
I met a friend of Kevin and Elizabeth’s while visiting that week from Amarillo, TX and as the saying goes, “the rest is history.” :ROFL: :ROFLMAO:
It just so happened the timing of it all couldn’t have been more perfect, it’s crazy how things happen sometimes.
Utah is very beautiful so I don’t think your missing out by deciding to stay put. ;)
I used to drive out to Moab from Virginia about every other year for vacation. Now I can leave after breakfast and get there in time for dinner. :ROFL: :ROFLMAO:
And all of this because I collect clay disks and decided to attend a meet up. Who would of thought? :unsure:

Seems like everyone here is trying to get away from cities at all costs and I honestly don't understand it. Like... I like people. To each their own I suppose. To be fair I live in a low density suburb but that's mostly because it's .75 miles from work and I'm still only 30 mins from Detroits city center.

I live in a city. I can walk to my local Walmart. There’s a town square with restaurants and shopping, a university and just about everything else one may be looking for.

It’s also very close to the “boons” for when I don’t like people :ROFL: :ROFLMAO: or just want some space.

I play an extrovert well, but it exhausts me, so overall I'm really an introvert most of the time, but able to flip the switch

Jenn and I prefer peace and quiet, rather than large crowds, heavy traffic, screeching crotch goblins who were never spanked, etc

It's too "peopley" out there
 
I can attest, New Mexico is beautiful. If it were just a little closer to work, I would greatly considered living there full time.
I am considering investing in property there at some point in the future.
New Mexico is pretty special - I definitely need to spend more time there...

Just a side note…….
I’ve officially been in west Texas now for one year, absolutely love it here. No state income tax, cost of housing still affordable, very low humidity most of the time and still plenty of space if you don’t want to be on top of your neighbors.

TX would be an option, but the home prices are as jacked up as FL, so unlikely we'll wind up there

Plus, I'd need to get a big belt buckle, six shooters, learn how to rope steer, etc

Central KY is a great area. Housing in Lexington is getting a little pricier but the small towns in and around are great. You can get some acreage and privacy. No casinos but Cincy and southern Indiana are easy drives.

Hard Rock Cinci is like an hour and a half away from Lexington. For me an "easy drive" is 30-40 minutes, I guess I'm spoiled by my nearness here in Tampa
 
When we bought 5 years ago we were paying $1,100/month for a 1 bed/1 bath that they bumped to $1,350/month while we were closing on the home. Then we had 3 beds, 2 baths plus land for under $800/month and that was all-in (including taxes and insurance)

Just checked the old apartment in Tampa and it's now priced at $1,760/month

For one measly bed and one measly bath while you're surrounded by people on all sides and above or below, plus across from a high school that would have national band competitions so on a Saturday you might heard constant drumming from 10am in the morning until 10pm at night, lol.

I'm with @Josh Kifer get me into the country and away from all this growth!

Then you drive really slow. LOL. Check out Georgetown or Williamstown. Williamstown is small town where you could find some acreage and be 40 minutes from Hard Rock in Cincy and 40 minutes from Lexington.

Hmmm, looking at these things it seems like you'd need to be someone with a traditional job that can show paychecks as verifiable income. My remote work may not even be legal in some of these locations, so doubtful we'd be eligible for any of the offers. Plus some of them seem to require you to also be involved in attending meetings and giving input on the program, etc.

I'm not going to be beholden to someone for a few grand. It was a nice idea though, thank you for giving me some alternatives :)
 
I'm selling my place soon - let me know how the Zillow direct listing goes, I've been eyeing that and Opendoor as options.

It was easy enough to list for free as For Sale By Owner on Zillow. However be aware of a few quirks:

1. Your listing won't be live right away, Zillow takes a few days typically before they approve it

2. When someone searches for homes on Zillow, there are two tabs, "Agent Listings" and "Other Listings". Some buyers may not be aware of this feature, and FSBO listings get bumped to the "Other Listings" tab. If buyers don't know to click it, you'll miss out on potential customers

3. You aren't listed in the MLS, so you won't get exposure across multiple sites, again reducing your potential number of eyes and customers. There are some services out there you can use to get yourself listed on the MLS for a few hundred dollars, so there are routes to take without using a sellers agent to get on the MLS and get those eyeballs on your home

4. When you list without an agent, you will be fucking BOMARDED by Realtors looking to represent you. These motherfuckers are hungry as hell and desperate. We've had multiple ones offer to take 3% to cover both buyers and sellers agents (i.e. this is essentially half-price of the traditional 6% that used to be the norm before the sellers market hit).

They'll text you, call you, email you. They'll call and act like they have a buyer or have a cash offer, only to give you brochures and business cards trying to convince you they can get you more for your home than you can on your own.

FWIW I checked my own comps and arrived at 225K for my house, which is what I listed it at. My old employers son is a realtor and we recently had him run the comps and he said we were spot on as he arrived at 225-227K. There is a pending sale in our area for 315K that if it goes through could jump our own home to over 300K, which would be pretty sweet, but I'm not getting my hopes up yet.

5. You'll be hounded to do same-day showings almost every fucking day. It's positively exhausting. So you'll want to select a day and time each week to accommodate potential buyers. This allows you to control how much they invade your life so you aren't burned out with daily showings. Plus, when you have multiple parties checking out your house at the same time they know they've got competition, so it can help drive up your bids and create bidding wars.

We're doing a dedicated showing this Saturday afternoon, but if we don't get any offers we're happy with we'll consider working with my bosses son to get us listed on the MLS and help us get this thing done.

Can't remember if I mentioned it already, but we also put in a contingency that we want 60 days post-closing to relocate. This will give us enough time to find a property out of state and get it purchased without feeling overly rushed.

Since it's a sellers market, you get a ton of leeway that wasn't possible when we purchased 5 years ago.
