Holy crap, that's an insane set! I was also intrigued about your next project thinking it was a set and was really wondering what chips are better than these. A house makes a lot more sense! I'll send you a PM.
 
Selling this set will pay for only part of your closing costs. Sickening how much closing costs are. Only know because I did it just over a year ago. Congratulations on the new venture!

Me too man! Lawyers really killed my bankroll when I bought my house 5 years ago.

@NewB , congratulations man!! All chipping aside, huge life event when you buy a house.

Can't wait to see if there will be a custom poker room.

I always have thought that if I were to do it all over again, I would be a realtor. Yeah, you have to know your stuff regarding houses, building codes, and local zoning laws and such, but you literally open locked doors to show people around homes for sale and lock them up for a living. If the people buy the house, they have to give you 3% of the total sale price, aka lots of money. God Bless America.

But yeah, about that custom poker room, I'm going to need to see some pics. Wife wouldn't let me get a custom poker table, but she agreed to let me have a wood "board game table" with recessed rails that works really well for poker.

Buying a house is all new territory for me! Getting the largest downpayment possible is goal number 1 right now! I'm hoping to get a house I can live with for quite some time!

Smart man. Don't dump every cent of your savings into the down payment, though. Even the best home inspector is going to miss something that may end up costing you thousands of dollars just weeks or months into owning your new home.

Source: Me, after our inspector missed rotting plywood underneath what turned out to be a rusted over shower pan from the 1950's (they were made from metal back then, not high quality plastic as they are now) when the house was first built. Turned into having to re-do the whole bathroom because everything was buried under an inch of tile.

Yes...the down payment was a huge undertaking for my wife and I. For sure.

We both were able to dig deep and round up well over 6 figures. It helped us secure a great monthly Payment.

Still don't skip the inspection. You'd be surprised at how many issues are still found in newer homes.

Agreed on getting the best inspection you can find, but don’t expect them to find everything as some things can be hidden. A good inspector will find a lot of the obvious and lesser known obvious issues.

Also with buying a house location is vital. You can change a lot about the house but you can’t change the location. If you have or are planning on having kids look at the school districts but consider possible rezoning in the future.
 
A good inspection report also gives you wriggle room in negotiations as well if it's a resell home. Be sure to save some extra money on the side for the things you want to upgrade (house fixtures, furniture, appliances). This including new chips! :tup:

Basically attorney review is the period in which you and your attorney look over a closing contract (usually a standardized 40-50 page document that outlines the process and timeline for which certain things like to be done). The standard amount of time that it takes to close on a house is about 60-90 days. 45 days is possible, but a window of 30 days is practically unheard of. Stop and think about things if the sellers are rushing you to close. There's a reason if they want to close in 45 days or less.

Basically, during attorney review, if you don't like that they want to close in 45 days, you can amend the contract and request 60 or 75 days or so and basically your attorney reaches out to the seller's attorney as a counter. Usually this process goes back and forth for a week or so between the counters and counters to the counters. During this time, as Nav was saying, make sure there's an out clause of sorts in your contract to assure that you can walk away without any kind of penalty subject to the results of a home inspection. Not sure what the statutes are in Michigan, but here in New Jersey, having an oil tank either on the property or buried in the ground of your property is illegal and can costs thousands of dollars to have removed, not to mention a logistical nightmare. Also a good chance that the soil on the property is contaminated if an oil tank has been buried there for years. Walk away if they find something like that. An inspector may charge an extra fee to do an oil tank sweep of the property, pay that fee. It can save you thousands and huge headaches down the road.

It takes at least 30 days for any competent bank to approve a loan for you, even if your down payment is quite sizeable. Now is a great time to buy, as interest rates on mortgages are a point lower now than they were even a year and a half ago when my wife and I got our loan. We're even considering re-financing the rates are so low. Make sure that all of your monetary assets are liquid (not tied up in stocks, bonds, or CD's). The bank won't like that and they basically give you the equivalent of an anal probing when reviewing your loan application.

Buying a house was two of the toughest months of my life, but once closing happens and you get the keys to your new place, it's all worth it.

In Michigan most residential transactions do not involve attorneys so a good real estate agent that knows their stuff will go a long way. It sounds like New Jersey is one of the states that more or less relies on attorneys to aid with the transfer of property?

With that being said, if you do choose to have an attorney review the purchase agreement/title work etcetera, be sure they know real estate. An attorney is not required in Michigan but your title company and or real estate agent may recommend one if you want legal advise or have legal questions.

My wife and I closed 20 days after the seller accepted our offer. My mortgage guy is good, I also had a great real estate agent.

Do whatever you can to get a 20 year loan or a 15 year loan, with the interest you save over the course of a normal 30 year loan you can buy every custom set on here! If at a 30 year do bi-monthly payments it works out to be an extra mortgage payment every year and will cut around 7 years off by just doing that
