One of the owners back in the ‘80’s was a business client of mine here in my hometown. Between the Landmark doing poorly and oil prices tanking which idled his drill rigs, he went busto.
 
Official U.S. Casino Chip Guide has that 1st edition chip at a rarity of 10 which means only 2-3 are known to exist. It lists Avg/Slightly Used/New at 20,000/30,000/40,000. These prices are if you can find a buyer but If your friend has one, he is sitting on a gold mine.

Sorry Vice, but hat book is way out of date maybe by 10 years. While still rare, I don't think it will fetch that high. I would say closer $5-$10k depending on the condition.
 
I agree and believe those prices were always overinflated. I do believe your estimate is closer to reasonable but you never know.
